Mixed use investment in Co. Cavan acquired by Assura plc in 2023. Tierney Chartered Surveyors appointed to act as Asset Managers. Since then, we have advised on a succesful planning application to repurpose the asset into a health campus while also improving the estate for both existing non healthcare tenbanst and new healthcare tenants. This has resulted in new lettings of vacant space to HSE and Bons Secours, and negotiating to obtain possession of a unit leased to a hairdresser and leasing this space to a GP practice, while at the same time negotiating lease renewals with existing tenants.
We were appointed by Laya Healthcare to advise on the opening of a new private medical healthcare facility in sowards campus on the northside of Dublin city. This included identifying locations across north Dublin suitable for Laya members, and then specific buildings that could accommodate a Laya clinic that would be suitable for the installation of diagnostic equipment including MRI. This also enatiled a planning application for change of use to medical.
We were appointed by Laya Healthcare to advise on the relocation of their existing facility in Cherrywood in south Dublin which had become insufficient to support the full suite of private medical services that Laya offer their members. We undertook a complete review of the potential to redevelop the existing building, and also other suitable across south Dublin. We identified that relocation into an adjoining building in Cherrywood Campus was most efficient, and we negotiated a surrender of the lease in the exising building, and the new lease on the adjoining building. Thsi required a planning application for change of use of the new building from office to healthcare which was sucessfully obtained.
Appointed by Mowlam Healthcare to advise on a specific requirement for a nursing home in south county Dublin. Identified a site with full planning permission in Leopardstown Valley. That planning permission was for in excess of 200 rooms, with a basement and many other elements that made this uneconomic to develop. Redesigned to a 150 bedroom nursing home which received full plannng permsiion, has been developed and has successfully opened.
Investment asset in Northwood Court Santry Dublin owned by one of our private investor clients for whom we act as asset manager. We negotiated the exit of the former office tenant, secured planning permission for change of use to healthcare, and have negotaited a new lease with the HSE for a specific public healthcare service use. We managed the complete re-fit of the space to suit the specific requirements including improving the BER from a D2 rating to an A3.
